ISLAMABAD: In continuation of ongoing visits to private Housing Societies in ICT limits, today on 30-11-2108 Director Building Control-II along with staff visited the site of Services Cooperative housing society E-11/2-3.
The scheme/society is spread over an area of 255 kanal (approx). Layout plan of the scheme has canceled by CDA in the year 2010 for committing violations of approved LOP. The society is lacking following basic facilities:
(I) There is no park in the society and no space has been left for its development at site.
(II) No water filtration plant
(III) No Basic Health unit
(IV) No jogging/walking track
(V) No equipment to handle fire and any untoward incidents.
(VI) Royal centre building which was recommended by CDA for sealing as many cracks were developed during earthquake in 2015 earthquake, now at site it has observed that management of the society has desealed the building and permitted the occupancy.
(VII) No community centre/recreational facilities areas developed at site, however plot available at site and lying vacant.
(VIII) Waste is not being dumped at proper locations which is creating environmental issue
(IX) Only one mosque exists at site and no further space available for religious places
(X) No school available and no plot exist at site for construction of school
(XI) Old graveyard established since 1960 seen at site but society has not developed any graveyard and no land available at site
(XII) Commercial area is full of encroachments
(XIII) All sewerage of commercial area and residential directly being disposed to nearby nullah
(XIV) No sewerage treatment plant exists at site.
It has been informed to the management of the society that CDA will ensure that all basic facilities are put in place and no building plan will be approved by CDA till confirmation that society has developed as per standards set by CDA and approved LOP of CDA. It is directed that structural analysis of all building to be conducted from reputed consultants and those buildings which are unfit for occupancy should immediately be vacated till making it fit for occupancy.
All encroachments to be immediately removed from the residential and commercial area.
CDA will continue this awareness drive/campaign to ensure that building bye laws are implemented in its true letter in private housing Socities/schemes. All the reports of the Housing Socities/schemes will be uploaded on CDA web site and will share on Facebook for awareness of general public so that public may not be defrauded by management of any housing society/scheme.
Public at large is advised in their own interest not to invest in any housing society till confirmation that plot exist as per approved LOP of CDA and all basic facilities are available in the society and also not to make any investment in any building project unless its building plan is approved by CDA.
