Khayaban-e-Amin Society Guide: House, Plot, and Commercial Prices and Rent

Khayaban-e-Amin Society is a well developed housing society in Lahore, located on Defense Road near DHA Rahbar and Pine Avenue. The society has gained a lot of attention in recent years due to its prime location in the city as well as reasonable property rates and rent.

While the society doesn’t provide luxury living standards like Bahria Town, DHA Rahbar, or Defense Housing Authority (DHA), it has become a go-to option for many middle-class families due to the family-oriented environment.

Khayaban-e-Amin Society’s Sector A

Sector A of Khayaban-e-Amin Society offers residential plots and already-built houses for those interested. Additionally, this sector has a commercial area for business activities.

Residential Plots and Houses

In Sector A, you can find 5 Marla, 10 Marla, and 2 Kanal plots. There are also many pre-built 5 Marla houses available.

Prices

  • 2 Kanal Plots: Rs. 41 million to Rs. 47 million
  • 10 Marla Plots: Rs. 14 million to Rs. 22 million
  • 5 Marla Plots: Rs. 5.5 million to Rs. 9 million

You can buy 5 Marla houses for Rs. 17.75 million to Rs. 19 million, while older 5-Marla houses are available for Rs. 13 million to Rs. 15 million.

Rents

Renting a 5-marla house in Sector A of Khayaban-e-Amin Society costs around Rs. 50,000.

Commercial Property

Commercial plots in Sector A are priced as follows:

  • 2 Marla: Over Rs. 20 million
  • 4 Marla: Rs. 30 million to Rs. 40 million
  • 8 Marla: Rs. 55 million to Rs. 60 million

Khayaban-e-Amin’s Sector B

As for Sector B, there are 5-Marla and 10-Marla plots easily available for purchase, along with pre-built houses like in Sector A.

  • 5 Marla Plot: Rs. 5.5 million to Rs. 9 million
  • 10 Marla Plot: Rs. 10 million to Rs. 15 million
  • 1 Kanal Plot: Starting from Rs. 17 million
  • 2 Kanal Plot: Rs. 40 million to Rs. 45 million

New 5-Marla homes can be bought for around Rs. 15 million to Rs. 18 million, while used homes are also available in the range of Rs. 12 million to Rs. 14 million.

Pine Avenue Road Commercial Area

11 Marla commercial property at Sector B’s Pine Avenue Road is available for Rs. 9 crore to Rs. 10 crore.

Vertical Centers

A shop at V1 or V2 Vertical Center costs around Rs. 15 crore to Rs. 16 crore.

Rents

5-Marla house is available for rent for around Rs. 50,000, the same as Sector A, while 10-Marla house can be rented for Rs. 80,000 or more. Please note these rent prices are on the lower end and some owners may demand more prices based on facilities and home’s condition.

Khayaban-e-Amin Sector C and D

Khayaban-e-Amin society’s Sector C is still a work in progress in the 5-Marla section, with a lot of homes being constructed very quickly. These sectors offer 5 Marla, 10 Marla, and 1 Kanal plots at reasonable rates. While some sections of these sectors are still under development.

Prices

  • 5 Marla Plot: Rs. 5.5 million to 9 million
  • 10 Marla Plot: Rs. 11 million to Rs. 16 million
  • 1 Kanal Plot: Rs. 18 million to Rs. 21 million
  • 2 Kanal Plot: Rs. 50 million and above.

Rents

While not many 5 Marla or 10 Marla homes are available for rent, there are 1 Kanal home available for over Rs. 1 lac per month.

Commercial Property

  • 2 Marla Plot: 7.5 million to Rs. 9 million

Khayaban-e-Amin Sector L

Sector or Block L in Khayaban-e-Amin offers cutting for 1 Kanal, 10 Marla, and 5 Marla plots, while some 4.5 Marla plots are also available in this sector. Meanwhile, there is also a commercial area for this sector so that residents have all facilities required.

The main boulevard of Sector L, which is a 100 meter wide road, offers 1 Kanal plots and while majority of the plots are still empty, there are fully constructed houses too and development in the sector is happening very quickly.

Prices

  • 1 Kanal Plot: Starting from Rs. 2 crore (Main Boulevard)
  • 10 Marla Plot: Rs. 1.2 crore to Rs. 1.25 crore
  • 5 Marla Plot (Facing Park and Zoo): Rs. 82 lac to Rs. 85 lac

As for fully constructed houses, you can find a 5 Marla house for Rs. 1.90 crore to Rs. 2 crore which is facing park. Meanwhile, the rent for 5 Marla house is Rs. 60,000 to Rs. 70,000.

Commercial Property

The commercial property in L Block Commercial Area starts from Rs. 2 crore to Rs. 2.40 crore.

Khayaban-e-Amin Sector M and N

Right next to Sector L you will find Sector M and N (N1) while the N2 is located on the opposite side of the road. Furthermore, Sector N starts with a commercial area with 2 Marla shops before entering the residential area.

It is worth noting that N2 is still somewhat underdeveloped and does not have a lot of houses compared to Sector M and N (N1).

  • 5 Marla Plot: Rs. 60 lacs to Rs. 65 lacs (M and N1)
  • 5 Marla Plot: Rs. 40 lacs to Rs. 60 lacs (N2)
  • 10 Marla Plot: Rs. 95 lac to Rs. 1.10 crore
  • 1 Kanal Plot: Rs. 1.50 crore to Rs. 1.90 core.

Fully Constructed Houses

  • 5 Marla House (Single Story): Rs. 80 lacs to Rs. 90 lacs.
  • 5 Marla House (Double Story): Rs. 1.25 crore to Rs. 1.35 crore.

The 5 Marla single story house offers 2 bedrooms, 1 bathroom, a TV lounge, and a kitchen. Furthermore, there is a car park and washing area as well.

Commercial Property

  • 2 Marla: Rs. 1.30 to Rs. 1.50 crore.

Khayaban-e-Amin Sector P

Sector P of Khayaban-e-Amin offers a lot of single story houses as well as apartments at very affordable rates. The entrance to the sector is from the main 100 meter wide road.

10 Marla Plot: Rs. 70 lacs to Rs. 85 lacs (Main Boulevard)

Apartments (5 Marla)

  • Ground Floor: Rs. 32 lacs to Rs. 35 lacs
  • First Floor: Rs. 28 lacs to Rs. 32 lacs
  • Second Floor (Top Floor): Rs. 24 lacs to Rs. 26 lacs

5 Marla Fully Constructed Houses (Single Story)

These are available for Rs. 70 lacs to Rs. 75 lacs with rents around Rs. 25,000 to Rs. 30,000.

The prices mentioned for apartments and houses are ready to move in, however, Sector P still needs a lot of development as most of it is still empty.

Khayaban-e-Amin Sector Q

Similar to Sector P, Sector Q needs a lot of development, as most of it is still empty, which is why prices are also slightly low in this sector.

Prices

1 Kanal Plot: Rs. 70 lacs to Rs. 1.10 crore, depending on location.

Khayaban-e-Amin Sector R and S

Sector R and S are also under development with lots of empty plots and a few constructed or under construction houses. However, the development is happening at a fast pace due to low prices in these two sectors.

Prices:

  • 1 Kanal Plot: Rs. 90 lacs to Rs. 1.30 crore
  • 5 Marla Plot (Sector R): Rs. 35 lacs to Rs. 45 lacs

Apartments (R Block)

  • Ground Floor: Rs. 32 lacs to Rs. 35 lacs
  • First Floor: Rs. 28 lacs to Rs. 32 lacs
  • Second Floor (Top Floor): Rs. 24 lacs to Rs. 26 lacs

5 Marla Single Story Gray Structure Houses (Sector R)

These houses cost Rs. 35 lacs to Rs. 38 lacs but you will need to finish these houses as these are only gray structures. Furthermore, it needs to be mentioned that roads are not fully developed in this area and there is lack of street lights as well.

Facilities in Khayaban-e-Amin

The society has a commercial area in every sector as well as a Mosque and several parks for children and families. You can find almost all the basic necessities in society. Furthermore, there are already some popular brands operating in society, such as Gloria Jeans, etc.

Internet Services

While, you can find PTCL VDSL or other local Fiber Optic companies in Khayaban-e-Amin, there is lack of internet infrastructure in areas under development. PTCL does not offer services throughout the society yet and some sectors or some specific areas of each sector lack local Fiber Optic internet availability as well.
